Virtual Reality is the new OPEN HOUSE

How are home's being sold in Today's Internet savvy market?

Searching online is ever evolving; Realtor's understand that a picture is worth a thousand words, a Video even more.  How so then does a Virtual Tour scale?  This truly gives you a better look at a property than ever before. You see what you want to see, unfiltered. 

There is a new team player that incorporates #Matterport 3D scans to display a home.  As reported by CNN these OPEN HOUSE tours can be watched at your convenience, on an ipad or with the newest VR Glasses. Don the glasses and you are instantly transported inside the home. My preference is for an iPad.  It is possible to load to a smartphone but the screens are smaller.

This camera can provide a 360 degree interior views of the home [actually include exterior and outdoor views.] You can climb the stairs or look down from the balcony to below. Ultimately a much richer experience for viewing than flat images, or the video slide shows with Ken Burns effect.

Each Camera location can create its own 360 degree image.  Floor plans and Tagginging are available.  Even Social Media Sharing to show off your home to your friends or peers.

Toronto Real Estate Forecast 2014

2014 will continue to see price increases and competition for detached homes in Toronto.

Last year the Toronto Real Estate Board sold 87,000 units. That's over 85,000 in 2012.
The average price of all types of Homes in Toronto was at $520 thousand. This is up a collective 9% year over year,  the average price of a detached house in the 416 is topping out at $864 thousand, and there are 5% fewer available for sale. This is going to cause 
more price increases, multiple offers and competition this year. The average price of a house in the 905 have moved itself to $627,000 dollars .



Many are opting to compete in the downtown Toronto core for rental properties,
There is currently a 1.4% vacancy factor in Toronto. People are downtown as families, not as expected as singles and retirees.

Seniors are staying in their homes longer by making them suitable to their long term occupancy. This adds to the lack of inventory that's available for sale.

Affordability is playing a huge factor in the housing market.

There is so much information available for you online. From Hood Data Reports by postal code, to finding out the house History with 

Verified Home Reports, to actually buying Condominium Insurance to guard against a Special Assessment.

The second largest search engine behind google is Youtube.  To avoid this medium would be the same as missing the launch of new Yellow Pages directory for your market in the early 80's.  You might be waiting a whole year for your phone to ring.

Pre Appointment Homework?

Before meeting someone in person, today's Home Sellers have the advantage of interviewing applicants online.  A Video Post card arrives.

What was previously a print package including samples of past sales crusades and puffery about past achievements, why I was the Best Agent at My Mother's Kitchen Table [*only my Mother was surveyed]

The Acronym for 2013 is SEO - Search Engine Optimization


By now you have realized that the new Yellow Pages Directory is the Google browser search window for finding businesses and information.  So, to be found in the internet; you optimize your sites, videos and information.

Why would you pay other businesses to do your sites and videos and have them walk away with optimizing themselves on your dime.

It really doesn’t make sense unless you didn’t know that’s what happens.

If you own your own content and video; Google will reward you in optimizing your name or business. Your Brand.

If you don’t own your own content; Google will reward the business who did the work on your behalf.

Why do you do that; because it’s “cheaper”.

Now you know why your clients cannot find you on the first or second page in a Google search. So cheaper doesn’t help you, it hinders you.

How to Get the word out with Video


You want more people to see your business and last years Yellow Pages is holding up the air conditioner. Lets get some views on your youtube channel. You want fresh eyes!

In the description field for the video ADD a Bit.ly, a URL shortener that will provide a link directly back to your intended landing page.

Use keywords to describe the nature of the video and the primary function of your business. Remember to include your location. Toronto, Ontario Canada

Closed Captioning for Hearing Impaired CC At your youtube account; click the chevron on your name (DROP DOWN MENU) Select Video Manager, then select the video that we will work with by clicking on Edit Video Button. You can now edit anything we need in the Title, ( to better assist with keywords) description or Keyword fields. NOTE we are moving to the Caption Button Field that appears on the TOP row.

Having selected the Captions button a new window will appear with Available Captions or Tracks. Select the + Button to add a Track. New window appears. Select a File to upload. This will be a plain Text file .TXT extension that you have saved in notepad. *This should be an accurate transcribed file of the dialogue. Press upload and you are done.

Remember to turn on the closed caption option in the Footer of the Video frame.

Create your own topical Playlists Touch your name in the top right corner and the drop down menu appears Select Video Manager; on the LH side there is a button to create a playlist however you would like to arrange. +NEW. Either by topic, date, views your choice. Touch the Create NEW and provide a Name and description. Now when you display each video in the view format
