The Internet Makes it Easier - Not simple


I agree that the internet has made it easier for buyers to find homes they “want” online this is where my leniency ends. Online property search is simply an entry point into the discovery process and in no way guarantees a home search will take less time than working with a buyer who had no internet access at all. Some buy quickly, others take 4 - 6 months to look at dozens of Homes.




Do you trust the real estate advice on Yahoo Answers?! My  Answers are of glossed over, muted, by the advice of a woman with a tattoo for her favourite Dixie Chick.  

You deserve an experienced negotiator on your side. Prior to my 25 year career in real estate, I worked for over 6 years in the area of corporate finance and lending negotiations. In addition, I have bought, sold  and managed numerous properties so I understand the joys and challenges that are part of owning and selling real estate.

Don't get sucked in by online answers and quick fixes.  Solutions are obvious when they are revealed, often not because they are simple.

Are you really buying? There is a risk -

The Toronto Real Estate market just seems to defying logic and continues to increase in price [and competition] for single family homes.  Taking the average sale price in the 905 [ ring of homes around the 416]   Land Transfer Tax Calculator net of First Time Buyer Rebates.

Average Sale Price in 905          $598,708
Ontario Land Transfer Tax              8,449
Toronto Land Transfer Tax              7,699
Inspection Legals      +/-                 2,500

Mitigating Factors;
You are impacted by two land transfer taxes PLUS the legal fees to close.   I am assuming that CMHC Hi Ratio fees do not apply ( unless you are media where everyone is buying with 5 % down)   Average Mortgage in Toronto is $270,000.

Buyers have been reduced by the Bank of Canada reducing recommended amortization terms to 25 years. You will be taking a five year fixed rate because that is prudent with all the rhetoric about increasing interest rates.

Selling after 4 years of ownership will incur the following expenses;
  • Lawyer Fees      $ 1,600
  • Mortgage Penalty at 3 months differential  $3,000
  • Real Estate Fees   assumes 5% but we all negotiate  $30,000
  • Irrespective of the property taxes and living expenses of heat, hydro, water, insurance repairs gardening, repairs and improvements....
The Toronto Real Estate market would need to gain just shy of 10% accumulated over the next 4 years JUST to BREAK EVEN.

Real Estate is something to buy and hold for decades; raise a family. Plant roots in a community, Join volunteer Groups and Community Watch.  Worship, have christenings and weddings.  Graduations.

I appreciate the benefits and concepts of home ownership and building equity.  I do not believe in Buying to Flip with our Expense and legal structure of ownership.

Propinquity


What is it?


So buying a place that is at the City Center is logically more expensive.  The trend to live downtown within the City Core or at the edge of transit (suburbs) is desirable. 

Having the place on the beach  YUP   I get that.

The question I'm asking is simple...


Is Toronto a Growth City that is continuing to expand or are we into a retraction?  A wise gentleman Barry Lebow recently said; 
Here is a simple fact that escapes these writers, the journalists who live with their noses against the windows of life, looking in and being envious of that which they do not personally have - no matter how bad the economy, no matter how high the prices, no matter how outrageous the interest rates, houses will be sold! Period. The "why" escapes them and that is the yearning for a place of one's own, the yearning to have equity, to own versus rent and one of the major factors, our immigration. What is denied most citizens of the world? Rights, human rights and one of those is the right to own land, to own a home. The burning desire to own will outweigh the logic of all economists, journalists or others who analyze real estate like it is actually a rational market. Buying real estate is not rational, it is emotional. So let the gloom and doomers have their say, the public reaction to the market is still the only true barometer of where the market is going. 

The Canadian Business Magazine has a different perspective;

How Low will Prices Go? Investors are potentially more likely to sell when prices decline, which could ultimately flood the condo market with resale listings. With 240,000 more planned condo units yet to be built in the Toronto area, many are worried about a burgeoning supply-demand imbalance. All those with strong disposable incomes who want that LARGE Modern Bungalow [into their retirement] cannot find [IT] in the City MUST move themselves to the suburbs and outlying communities.  In the last few years I have seen bungalow demand continue to increase and wheel chair accessibility become more common questions. People want large condo units in the city but maintenance and taxes are prohibitive, In addition to the price per square foot.

Propinquity exists because the house is beside or near something you want or need.

Will Mr Christie's Build Condos?

An excellent article that makes a great pre amble to the Mimico Residents Association piece is a PRINT article from the Star that Talks about densities and how everyone wants 3 bedroom plus den condos obviously that are low rise, but no one wants to pay the freight for building them at today's prices.

As densities in population continue with the MANHATTANIZATION of Toronto density and access and transit issues will impact everyone;


In the section of Mimico being revitalized, a series of dead-end roads sprout off Lake Shore Blvd. and run toward the waterfront. Planners have suggested connecting these cul-de-sacs with a new street running close to the water. But some residents like roads as they are, with children playing ball hockey, and worry any new street will become a beach-ruining thoroughfare.
Planners are generally pro-grid and anti-cul-de-sac — especially near the waterfront. Roads provide “a declaration of publicness,” says architect Michael Kirkland. “Absent a road, there tends to be a phenomenon of privatization, the sense you’re in somebody’s yard.”
But planning consultant Ken Greenberg sympathizes with the worriers. “To be avoided is a continuous thoroughfare that would encourage a lot of traffic bypassing Lake Shore Blvd. and running along the water,” he says. Connecting some of the cul-de-sacs to each other and creating loops — as occurs in the Beach, which some Mimico-ites hope to emulate — is a workable compromise, he believes.

Residents and planners agree that the now-dingy stretch of Lake Shore Blvd. should become a bustling public promenade with nice shops and restaurants. Mimico 20/20 Open House Materials now Available

City of Toronto City Planning staff hosted an Open House event at the Mimico Adult Centre on Thursday, November 8th. There were 20 information panels which presented the consultants' key study findings and conclusions regarding the following areas: Land Use and Built Form, Community Services and Facilities, Heritage Resource Assessment, Traffic Analysis, Servicing and Infrastructure Analysis, Community Energy Plan. To assist with the feedback exercise and for those of you who missed the event, the Open House information panels have now been posted on the City’s Mimico 20/20 Page (or click to download: Part 1, Part 2, Part 3Feedback Form). Please take the time to fill in the feedback form and submit it to mpremru@toronto.ca.

NEW MRA Survey on key height/density and open space issues of 20/20 Plan

Since certain key aspects of the Plan were undecided when we conducted our last survey in June, we invite Mimico residents to fill out a very short 6-question survey to indicate your response to the heights, densities and open space network proposed in the emerging Mimico 20/20 Secondary Plan.
Fill out the survey by Wednesday, November 28th.

MRA Letter to Councillor Grimes supporting rezoning of North Mimico - Newcastle/Portland Community

The MRA has submitted a letter to Councillor Grimes to express our concern with the types of businesses that are operating in this area (most notably cement batching plants) in close proximity to the stable residential neighbourhood, and request that Council  re-zone this land appropriately to protect the community’s residents.

[Excerpt] With closing of the plant the effects on jobs and the community will be immediate, however the plans for massive condominium development on this site will be of grave concern to local residents, who have already expressed clear concern regarding increased density and building heights along Lake Shore Boulevard. The area from the Humber River to Park Lawn Road south of the Lakes Shore is now fully occupied by completed or under-construction tall condominium towers.

MRA Letter regarding the Formation of a Local Appeal Body

[Excerpt] The Mimico Residents Association (MRA) hopes that the formation of a Local Appeal Body will support City Planning frameworks and policies, ensuring that approved development applications are appropriate to the infrastructure and built form of the surrounding area, and providing opportunities for community consultation on special allowances in height and density.

The MRA Board is pleased to welcome  Romana Nazareth as a new Board member.

Romana is a Business Systems Analyst with RBC where she has worked for the past 12 years. She is also a mother of 2 and has been a Mimico resident for the past 7 years.
Romana has always been concerned about and interested in the current and future economic development of the area, as it affects the future landscape of our community. By being involved in the MRA, she wants to be able to assist in promoting a quality of life in the community and also to keep the Mimico residents informed and engaged in issues and what is happening in their community. Romana’s interests are gardening and interior design.

Political or not;  You cannot deny one landowner the right to build condos on the north east corner or Park Lawn Road and Lake Shore [ with buildings immediately along Lake Shore and Lake Promenade towering to 70 stories]  while you have multi density buildings that are residential built out a mere 66 feet away ay Park Lawn and Lake Shore on the west corner.

The City needs to provide solid TRANSIT improvements to service this pocket and as more move it we will continue to see the Lake Shore and Mimico flourishing from the additional pedestrian traffic and diners, restaurants and curio shops.

We could become Yorkville West!

Larry the Landlord Renting to Smokers?

No matter your opinion on the No Smoking Bans in public places; Landlords in Toronto are also faced with the reality that after renting to Smokers the condo unit or townhouse will be less desirable to subsequent tenants.

Landlords will very often need to repaint, rebroadloom and may very well need to replace fabric draperies.

The Landlord Tenant Boards decision interprets the "wear and tear" that 20 years ago would have been Normal to now be Tenant Damage.

Has Toronto RE finally hit the price ceiling?


Are we at the top of the pricing?  Is everything down from here? 

The months stats say that the real estate market has slowed down and I wonder why?
August 3, 2012 -- Greater Toronto REALTORS® reported 7,570 sales in July 2012, representing a decline of 1.5 per cent compared to 7,683 sales reported in July 2011. The decline was most pronounced in the condominium apartment segment in the City of Toronto. Total sales in the rest of the Greater Toronto Area (GTA) were up compared to the same period last year.http://www.torontorealestateboard.com/market_news/market_watch/2012/mw1207.pdf

It’s the summer time! Hottest July on Record! Poor Press in the Media?  Shortened Mortgage AMs while rates stagnate at 3%?  Gas Prices? Insurance Rates? Commuting Times?  Land Transfer Taxes 416 and 905?   So many opinions!   Do they matter?  Will it drop?  ....  Doubtful.

Let’s ask a different question?

If your family member was getting married…   Is it better to help them with the Wedding Expense?   Or would you forgo the wedding,   Suggest they elope, and help them purchase an appreciating asset.
