So What is a POCKET LISTING?  Simply put, I protect your privacy.

It is a Listing that at this time the Seller has no intention of placing on the open MLS.

These are listings that I sometimes have that are in better closed neighbourhoods.  This may be because of school district or simply pricing. [or the owner's privacy]

We have met at an open house and  a specific buyer that wants this particular subdivision.  There are very few or none available.  I will write and canvas the individual homes for pocket listings.

Notes and Direct Mail; Receiving a few replies will lead to previews of specific properties, that will agree to showing their home discreetly.

These one party signed exclusive [pocket] listing agreements, may prove suitable or may not.  They nevertheless become available inventory to my clients.

Toronto Market Observations May 2014

Toronto Summer 2014

Yes, sales are up, again, by a staggering 19% in Toronto! The average price of a detached home in the 416 is pushing a million dollars.

The number of detached homes sold last month were 1300 with a year over year appreciation of 13% in value.

Sales in the 905 are selling 3 times as many for houses with 3,500 units but the individual price is averaging $645K.  Simply put, you are driving till you can afford it. 

Sales in tony neighbourhoods like Roncesvalles Village and Bloor West only numbered  57 and 91 units respectively fueling multiple offers approaching $966,000 as an average sale.

While the House Prices are up, Condo prices are flat with values that reflect 2009  pricing as more units become available.

Skyrocketing house prices are forcing more first-time buyers into condos, just to get a foothold in the housing market; only 53% of Toronto home buyers can afford detached houses.

Why is the number of average homes declining?

Seniors (Baby Boomers) are not selling but are instead IMPROVING and Renovating their homes for a long term ownership and are sitting on their real estate assets. This further constricts the supply.

Rentals are also softening their prices with a vacancy rate of 1.5% but bare in mind 70% of Condos in Toronto are Owner Occupied. (MacLeans)

There is a huge pool of singles, both young and old that live alone. Condos feed that need and lifestyle. Although sales numbers seem high, this market is in temporarily oversupply. In a few years time there will be fewer and the dynamic changes again.

Holy Sh**! I would have paid that


When you are in a multiple offer situation and you are unclear of your direction;  here is some wonderful advice I recently absorbed.    


  • Is you offer so good that the Buyer's will Say   Holy Sh**!
  • Once you find out how much the house sold for, Is your response "Holy Sh**! I would have paid that!

In an effort to Aide transparency  RECO is amending and adding clauses to REBBA

 On April 18, 2013, the Minister of Consumer Services proposed new legislative amendments to the Real Estate and Business Brokers Act, 2002 (REBBA) through the Stronger Protection for Ontario Consumers Act. This proposed legislation would apply new rules for the real estate sector that would affect both REALTORS® and consumers.The proposed legislation consist of:
  • Requiring real estate salespeople and brokers acting on behalf of a buyer to only present offers in writing
  • Requiring the brokerage acting for the seller to retain copies of all written offers received, providing clarity for buyers and sellers
  • Allowing home sellers and buyers to negotiate a combination of fees and commissions with a real estate professional, tailoring the cost with the services consumers want

In a recent Multiple offer situation;  once we selected the final bid, I had  copies of the other offers to display to the BIDDER. There is nothing wrong with honesty and disclosure.

Has Toronto real estate HIt the Tipping Point?

Excessive Taxation, Overheated bidding Wars, Lack of Inventory, Inner City Issues, Transit, Tightening Mortgage Rules, Reduced Amortizations, Double Land Transfer Tax in Toronto, Proximity to Employment;

The Toronto Real Estate market seems to be slowing, pensive, waiting for a sign....  or is that a stall?

TREB figures released mid September;
September 18, 2012 -- Greater Toronto Area (GTA) REALTORS® reported 2,544 transactions through the TorontoMLS system in the first 14 days of September. This result was down by 15 per cent compared to the 2,995 sales reported during the same period in 2011.

“The combination of stricter lending guidelines, rising home prices and the added upfront cost associated with the land transfer tax in the City of Toronto resulted in a slower pace of sales during the summer of 2012 compared to a year ago,” said Toronto Real Estate Board (TREB) President Ann Hannah.

The average selling price for sales during the first two weeks of September was $496,786 – representing an annual rate of increase of more the 9.5 per cent. Average selling prices were up for both low-rise and high-rise home types, including condominium apartments sold in the ‘416’ area code.http://www.torontorealestateboard.com/market_news/release_market_updates/news2012/nr_mid_month_0912.htm

The CBC Peter Mansbridge and Crew have interesting conversation.  Worthy of the time investment.   Interesting conversation about employment incomes, spin off employment from construction and rebuttal and how discretionary spending from your personal piggy bank [Home Equity Line of Credit] has been curtailed.

My conversations with colleagues, as we show and inspect houses, is that there is a hesitation and we are starting see price reductions posted on desirable properties.  If you were over priced by 5% you merely waited 5 or 6 months for the market to catch up with your pricing.
