Multiple Offers Toronto

Multiple offer situations are hard; There can be only one winner.
As a buyer I would always be wondering if there really were other offer bidding on that house.
If I attend the offer presentation; I see the agents line up and wait outside the house, but what if there is no formal offer presentation.
I took the Rules of Etiquette as posted by Brian Madigan and stepped one further.
I posted each AGENT's name, email; and company details on a single blog post. I presume that you can decide if you want to contact the other agents you can [ if they were in person outside a house THEY DO ANYWAYS!]

Pre- recession in the 90's the Big For Sale by Owner [FSBO] concept was Peartree.  Now we have Comfree and Property Guys. They give you a sign, some frames for your open house placards, some general instructions and you are on your own!  They post your ad on their website. Some add your listing to the MLS System.

The traffic and inquiries seem perfect?  But where are the offers?  Who helps the Buyers to move forward and create some urgency and focus?

How will your estate handle conflict?


So many details to consider, and who has the final say;

When testators are considering the persons that they wish to act as their executors and trustees, consideration should also be given as to the manner in which the persons chosen will make decisions in the event that a disagreement or deadlock emerges among them.
Unless the testator indicates otherwise, executors and trustees must make decisions unanimously.  If a testator wishes to appoint multiple executors or trustees, then consideration should be had as to how those persons will make decisions.  Providing for majority decision-making is a common technique that is used in order to address any disagreements that may arise among multiple executors or trustees, but other situations may require other decision-making procedures.
